Finding the value of your home

With so many places online to look up your homes value what one is the most accurate? This is a constant question we get in this business. Many folks will go onto the property appraisers website or Zillow.com to see what their home is worth. These websites are power packed with data, however sorting out what your home is worth is a bit more detailed than what software can provide. There are times they are right on the money with the value, then there are instances where they are completely wrong.

For instance on the property appraisers website the type of market we are in can greatly affect the accuracy, when we are in a appreciating market the value on their site for your home is typically low, because of they data is only assessed once a year. On the the flip side in a declining market the values are usually listed higher than the home is worth.

Lets talk about sites like Zillow and Trulia for a minute, I always say they are as accurate as the data they are pulling from. For example if you own a home in a high end neighborhood, however a few blocks away there are some lower end homes, it can drag down the price on your home. This would show your house being worth less than it really is! 

I love the fact that the internet has empowered the consumer! The thing you have to keep in mind whether you are buying or selling is when it comes time to make a decision is make sure you have all the "real facts".
